Remove Clutter- This is one of the most important things you can do to prepare your home for sale! When selling a 2nd home the major contributors to a cluttered look is having too much furniture! Remove excess pieces, bring them home or donate unwanted pieces to charity. Group the furniture together to define the space, for example, open concept floor plans should have defined dining area and distinct living area to make a room feel functional. And don’t forget about decks and patios, place settings and décor on decks and patios make these spaces feel like additional square footage and usable space.

 

Paint- Putting a fresh coat of paint is an easy way to prepare your home for marketing, neutralize the home or condo with a soft color but not necessarily white (try colors such as warm tans, honeys or soft blue-green or gray) and for the most part, carry the same color throughout. Changing the color from room to room can make the space feel choppy and small.

 

Think Comfort- 2nd home sellers are used to closing up the home or condo while drawing the shades adjusting the thermostat when retuning home to their primary residence. Re-think this process while the home is listed. If possible, keep some shades open to let in natural light and showcase the view, also keep the thermostat at a comfortable level, this allows potential buyers to spend more time viewing your property in comfort rather than rushing though a stuffy or stifling space.
